Simon Beeton has advised on major property projects for over 35 years. He works with occupiers, local authorities, investment institutions and developers across a broad range of sectors, providing strategic advice at both portfolio and site-specific level. Simon’s experience spans industrial and logistics, offices, retail, and specialist property sectors including motor dealerships and health centres. He also has significant know-how advising on urban regeneration projects.

He has an impressive track record of successfully delivering complex and time-sensitive transactions across multiple sectors. Simon draws on his extensive knowledge to advise clients on related planning, taxation, rating and employment issues, ensuring a joined-up and pragmatic approach.

Simon brings his expertise to the project management of clients’ property matters, delivering strategic oversight and practical solutions from inception through to completion.

Mark Joslin has extensive experience in real estate, advising on all aspects of valuation, property and estate management, planning development and viability and land assembly. He has engaged as an expert surveyor and valuer in court proceedings and financial disputes.

Mark has many years experience acting for well known occupiers, investors and developers as well as trusts, charities and public sector organisations; including local authorities. Mark advises on both commercial and residential land matters. He contributes as asset valuer to the annual audited financial institutions, housing providers and charities.

Mark became Managing Director at Derrick Wade Waters in 2015

David graduated with a BSc in Land Management (1999) and an MSc in Urban Development and Planning (2000) from Reading University. He qualified MRICS in 2002 in the Valuations department at Jones Lang LaSalle.

In 2004, David transitioned to a client-side role, spending the next 16 years at Capital Shopping Centres / intu Properties Plc, where he held multiple property and asset management positions focused on some of the UK’s top shopping centres. He concluded his time at intu as Head of Property Management.

David joined Derrick Wade Waters in July 2022. He was promoted to the Management Board in January 2023 and Director in January 2026. David has wide-ranging management and value-add experience that covers everything from operational property matters through to development projects.

In his spare time, he enjoys cycling, working on his boat, classical and early English history, metal detecting on Mersea island and writing. He has published several fiction books of variable quality!

Philip is Head of Lease Advisory and a Chartered Surveyor with over 20 years of experience in commercial property. He advises both landlords and tenants on rent reviews, lease renewals, and lease restructures, working across sectors including industrial, office, retail, restaurant, and leisure. Known for his strong negotiation skills, Philip supports his case with robust market evidence and has deep expertise in rental valuation across different asset classes. He also acts as an Expert Witness in rent review disputes and has in-depth understanding of lease renewal processes under the Landlord & Tenant Act 1954.

Philip is a Registered Valuer and also provides Red Book valuations.

Philip was born in Bishop’s Stortford and lives in the local area with his family. In his spare time, he enjoys going to rock concerts, hiking, and cycling and has recently taken up rock climbing.

Darren Patmore’s service covers all areas of building surveying and specialises in party wall and other neighbourly matters with over 25 years’ experience. Darren is a member of the Faculty of Party Wall Surveyors.

Darren is a keen runner and recently completed the Spitsbergen marathon.
